Property taxes are supposed to be based on market value. The more a home is worth, the more taxes the homeowner pays. If the assessment is too high, the homeowner is paying more taxes than they should.
The equalized value is the value the municipality has placed on the property for taxing purposes – it is the value the municipality is taxing the property as though it were worth.

To successfully grieve property taxes TRS must prove the market value of a home. TRS cannot use neighboring taxes as a basis for a tax grievance case for a number of reasons, including STAR and Enhanced Star exemptions, veteran’s exemptions, and flat-rate fees.
